There is another set in the key cabinet (in the foyer next to the door to the toilet). On arrival use the keys in the key box just to open the front door; after opening the door return the keys immediately to the box and keep them there as a spare set. Take the other set from the key cabinet and use them. When rental period is over please make sure that both sets are in their original places. Always set the combination of the key box to 0000 (four zeros) immediately after closing it.

There are two keys in both sets. One of the keys is for the front door and firewood storage, the other is for the doors at the lakeside sauna building. NOTE: Tenants do not have access to garages or storage room in the garage building.

In the key cabinet there are also keys for bicycle, boat and technical room (at the corner of the villa. All the fuses, switches of the floor heatings, main faucet, controls of the boiler etc. can be found there).

Fire safety

There are six fire alarm devices in the villa:

Main fire alarm (in the main beam on the kitchen side) will send the fire alarm to Securitas. It will also alarm if fire is detected in the other buildings. There is no changeable battery.

Carbon monoxide alarm (in the main beam on the living room side) will sound an alarm also when carbon monoxide is detected. This device will give an intermittent sound if battery is running out.

Supplementary alarm devices (bedrooms, foyer and utility room) will also give an intermittent sound if battery is running out.

If any of the battery-powered devices is running out of battery, please change the battery. Batteries are kept in the cupboard above washer-dryer. The carbon monoxide alarm device has a battery holder that opens by pushing the lid. The other devices are removed from their holder by twisting. If there are no replacement batteries, notify the owner and leave the device without the empty battery on the table when vacating the villa.

There are fire alarms in the other buildings as well. These are connected to the main fire alarm, and all will sound an alarm if any of them detects fire.

In case of fire:

If possible, try to extinguish the fire using the fire blanket in the foyer. There is also a fire extinguisher in the electrical cabinet (in the corner of the building, the key is in the key cabinet)

If possible, close the door to the room where fire is

Leave the building using a safe route. The window in the mezzanine can be opened and there is a fire ladder below. If the fire prevents exiting through the door or using the window in the mezzanine, use furniture to break a window and exit through it.

Call 112 to and follow their instructions. The coordinates of the villa are on the wall of the foyer.

Drinking water

The water comes from a well. Summer 2022 a new efficient water filtering system was installed. The system should eliminate all iron and manganese from the water. The system flushes itself with a few days interval during the night. This can be noticed by waterflow in the bathroom floor drain. During or after the flush there can sometimes be some odor in the bathroom and/or toilet. If this occurs, it is advisable to turn the shower room ventilation (turnable knob by the bathroom door) to maximum power for a short period of time.

Wireless internet

Wireless internet connection is available to the tenants. The name of the network is VillaPikkujalo_guest. The network is unencrypted.

Heating and cooling of the villa

The rooms with tiled floors (sauna, shower room, dressing/utility room, toilet, foyer) have heated floor. The heating is automatically controlled based on time of day, price of electricity and weather forecasts. If there is a need to adjust the heating, please contact the owner.

In other rooms (living room, kitchen, bedrooms, loft) the air-to-air heat pump is the main source of heating, with floor heating as additional source/backup for extremely cold weather. The heat pump is controlled with the remote controller by the bedroom door. Use Cool/Heat buttons to switch between air conditioning and heating and +/- buttons to change the temperature. If neither cooling nor heating is necessary, switch the pump off or on with on/off button. Fan-button can be used to select the fan speed, usually it is best to keep it at “auto”. Please refrain from changing the other settings. DURING HEATING SEASON THE HEAT PUMP SHOULD BE ALWAYS ON AND SET TO “HEAT”; ALSO DO NOT COOL THE AIR BY OPENING THE WINDOWS. Use the settings to adjust temperature, and select lower fan speed if you find it too loud.

On the living room wall there is also a controller for the floor heating of living room/kitchen/bedrooms. The heating is automatically controlled based on time of day, price of electricity and weather forecasts. If there is a need to adjust the heating, please contact the owner.

Heating of the lakeside sauna building

The heating of the lakeside sauna building is automatically controlled based on time of day, price of electricity and weather forecasts. If there is a need to adjust the heating, please contact the owner. During the heating season DO NOT COOL THE AIR BY OPENING THE WINDOWS.

Ventilation

The ventilation of the villa is controlled by the stove hood (over the stove) and a separate ventilation device in the shower room. The stove hood should be kept at setting 1, except when cooking, when it can be set to 2 or 3 and when having fire in the fireplace, when it should be turned off. The settings are 3 – off – 1 – 2 – 3 (there is long gap between off and 1). The ventilation of the shower room is controlled by a knob in the utility room by the shower room door. When using the shower and a while afterwards it should be on maximum (next to off), during other times it should be on but with minimum speed. When burning fire in the fireplace both ventilations should be turned completely off. DURING HEATING SEASON DO NOT VENTILATE BY OPENING THE WINDOWS.

Hot water (boiler)

Normally the boiler heats the water when the price of electricity is low (usually during night), and it should last throughout the day. There should be enough hot water for four persons’ normal use. If there are more people or the usage is otherwise excessive, the boiler can be set to heat the water continuously. There is a large orange switch labelled “Continuous use of boiler”. When this switch is turned on, the continuous heating will be on until switched off. If you turn this on, remember to turn it off when your rental period ends, at the latest. There is a separate boiler for the lakeside sauna. It works with the same principle. Please contact the owner if you have issues with hot water there.

Please always turn off showers and faucets when you are not using the water. Especially do not leave the showers on, when not showering!

Electric sauna in the villa

The electric sauna in the villa has two knobs (top of the stove). The knob closest to the door is the on/off/timer: turning it clockwise will turn the sauna on (max four hours), turning it further will start the timer (max eight hours, after which the sauna will be on for four hours). The other knob adjusts the temperature. Please turn the sauna off after you have finished bathing, don’t wait until the timer runs out.

Fireplaces and the stove of the lakeside sauna

The fireplaces are not for barbecuing or other preparation of food. The inner hatch of the fireplace in the villa has to be always closed to prevent hot embers from falling on the floor. The outer glass door may be kept ajar when starting the fire to improve air intake, but it must be closed, too, when the fire has started. The dampers in the flue must always be opened before starting the fire (there are two dampers in both fireplaces, the stove in the lakeside sauna building has just one). The fireplace in the villa does also have the “summer” damper, which can be opened (turned counter clockwise) to increase draft when starting the fire, but must always be closed (turned clockwise) when the fire has started. The dampers in the flue must not be closed before fire has been completely extinguished.

Depending on atmospheric pressure, the draft in the flue can be poor at times. This is almost always caused by lack of replacement air. Therefore it is advisable to turn off all ventilation (stove hood and ventilation of the shower room) when there is fire in the fireplace. If necessary, you can also open one or more windows.

Note: if you want to use the fireplace for extra warmth, the best way is to burn just one batch of wood until the fire is completely extinguished, and then close the dampers. The fireplace will release the warmth slowly over several hours.

The stove in the lakeside sauna is very effective, and less than full firebox is needed to warm the sauna to about 80 centigrades. This takes approx. 30-45 minutes. You can fill the gutter in the top, behind the stones, with water to increase moisture.

Reading lights in bedroom

The reading lights in bedroom are operated by sensors at their side:

To turn the light on, bring your hand close to the sensor for a couple of seconds

To adjust the brightness (when light is on), bring your hand close to the sensor

To turn the light off, wave your hand in front of the sensor

Campfire

There is a place for a campfire by the lake. Firewood, charcoal or briquettes can be used. NOTE: starting campfire while forest fire warning has been issued is forbidden! Check actual warnings from http://en.ilmatieteenlaitos.fi/warnings (region: “Kainuu”)

Flames, candles etc

Burning flames, candles etc. on the wooden surface of the terraces and wooden furniture is forbidden. All flames, candles etc. must be burned on non-flammable surfaces only. Just setting a metal plate between wood surface and flame or candle is not enough. There are lanterns and flame containers, please use them.

Firewood

Firewood can be found in the firewood storage, left door in the end of the garage building (same key as for the villa). The longer logs on the left are intended for the fireplaces, the shorter ones at the back are for the stove of the lakeside sauna. Please use the right wood in each fireplace/stove.

Car heating

If you need to use an engine heater, use the socket on the porch (same wall as the main entrance). Do not use the socket on the opposite wall, from which there is a wire to the heat pump, the fuse is not strong enough.

Septic tank alarm

The alarm for septic tank fill-up is in the dressing/utility room. If the alarm sounds (or the green OK-light is not on), notify the owner immediately by SMS +358405375519 or email villa@pikkujalo.fi. The audible alarm is acknowledged by pressing the Reset-button. The alarm device must always be plugged in.

Washing machine and dishwasher

Remember to open the faucet before use and close it afterwards.

Bicycle

There is a bicycle for tenants’ use. The key is in the key cabinet. Always keep the bicycle locked when not in use

Boat

During summer (approx. May-September) you can use the rowing boat, which is kept on the shore. The boat is chained to a tree, the key is in the key cabinet. Always chain the boat and lock it when not in use. The oars are in the firewood storage and the peg is in the closet in the foyer. Never push the boat out without making sure that the peg is properly inserted. Return the oars and the peg to their original places at the latest when you stay comes to an end.

The lifejackets are in the lakeside sauna building. Always use lifejackets when at sea.

Barbeque

The tenants can use the barbeque during spring/summer/autumn. Coals/briquettes, lighter fluid etc. are not included. When using the barbeque on the terrace, always place the fireproof carpet under it. Make sure to leave the barbeque clean after use.

Parasol

There is a parasol on the terrace. It is opened and closed by turning the handle, and its position can be changed by pressing the locking handle and simultaneously lifting or lowering it. Please make sure the handle locks into the new position. The parasol must not be opened when the wind is strong.

Games and entertainment

SUP-Boards, mölkky (traditional Finnish yard game), petanque, croquet, frisbeegolfbasket and frisbees as well as Finnish dartboard and darts can be freely used. Make sure the SUP-board is properly inflated before using it. In the bookshelf there are books, movies and cartoons (in Finnish). There are indoor games in the chest of drawers in the living room.

Fishing

Line-and-hook angling without a reel and ice-fishing are allowed without any permits. For other types of fishing everyone aged 18-64 must pay the fisheries management fee. The fee entitles to use one rod. For more rods or any traps, separate permits must be bought. They are sold at Intersport and Neste in Sotkamo. Ask for “Ylisotkamon osakaskunta” fishing permits.

Child gate

The child gate in the stairs is closed by inserting the end of the gate into the counterpart and pushing firmly until it clicks. It is opened by pulling the plastic strip at the top of the counterpart outwards and then pushing the top of the counterpart downwards.

Instructions for appliances

User manuals for various appliances are kept in the chest of drawers in the living room.

Pets

Bringing pets to the villa is allowed if the pets are housetrained or kept in a gage at all times. The tenant is responsible for all the damages caused by the pets. The excrements bust be collected from the yard in to plastic bags and put to the trash bin. Dogs can be kept unleashed in the yard when supervised, when leaving the immediate vicinity of the villa they must be kept in a leash. The pets must not be allowed in beds, sofas or chairs. There is a 30€ surcharge for the pets. If pets are brought without announcement and surcharge, the tenant is obliged to pay for any additional cleaning required due to pets.

Smoking

Smoking indoors in all the buildings is strictly prohibited. Smoking outside is allowed (not near open doors or windows), but all the buts must be put into the ashtrays. There is one ashtray on the porch of the villa and another one on the terrace of the lakeside sauna building.

Surveillance camera

For security, there is a surveillance camera monitoring the road, about 200 meters from the villa. There are no cameras in the yard or inside the buildings.

Recycling

There are three different bins on the yard. The smaller, grey one is for biodegradable waste: any food left over, peels, coffee grounds etc. This waste should be put in the bin in closed biodegradable bags. The two larger ones are for plastic packages (grey) and mixed waste (green). The bin for the plastics is for plastic packaging materials (they don’t need to be clean, but rinse or wipe if necessary), the mixed waste is for any non-hazardous waste that can’t be recycled. Mixed waste should also be put in closed bags. The tenants are strongly encouraged to return all cans and bottles with a deposit to stores as well as take all other glass, metal, paper and cardboard waste to recycling point (next to the unmanned petrol station “ABC” in Sotkamo). Electronic devices, batteries, medicines and hazardous waste must be taken to appropriate collection point. More detailed sorting instructions can be found here. Please ask for more information if necessary.

Cleaning

Normal cleaning after the rental period is over is included. However, the tenant is responsible for:

Returning all furniture, kitchenware etc. in their original places

Putting trash in the bins in the yard (see “Recycling above”)

Taking all recyclables (bottles, cans, cardboard) to recycling

Not leaving any food behind

Washing the dishes and placing them in the cabinets

Removing ashes from the fireplaces/stove/barbeque/campfire into the container (in the firewood storage)

Replenishing firewood holders in the villa and lakeside sauna

Please note that the final cleaning does not cover extra cleaning needed due to parties, the tenant having allowed their pets in beds, sofas or chairs, etc. In such cases the tenant is responsible for the costs.

Feedback and questions

If you encounter any deficiencies or shortcomings, or you have any questions on proper use of any device or fireplace, please send email to villa@pikkujalo.fi or text or call +358405375519.

INSTRUCTIONS – PLEASE READ BEFORE ARRIVAL OR IMMEDIATELY AFTER ARRIVAL This page contains instructions and other useful information for tenants.
